How to shortlist from this table

  1. Start with the freight route, not the price

    Land is a one-time cost; trucking is a cost you pay every week for the life of the plant. If your inbound raw material or outbound despatch runs to Mumbai, the NH-48 areas price better in total cost than a cheaper plot on the wrong corridor.

  2. Check the utility your process actually gates on

    Most units have one binding constraint — power load, water volume, or effluent. Match that constraint against the infrastructure column before you look at anything else. A parcel that cannot take your effluent is not a cheaper parcel, it is not a parcel.

  3. Read the subsidy zone as real money

    Karnataka’s Zone-1 and Zone-2 districts carry capital subsidies, stamp duty exemption and power tariff concessions that can move project economics more than the land rate does. Yadgir, Chitradurga and Davanagere sit in the higher-benefit tiers.

  4. Prefer areas where your peers already operate

    An existing cluster means proven utilities, a trained workforce nearby, and vendors who already make the trip. Vemagal for electronics, Kotoor-Belur for EMC units, Navanagar for agro-processing and Kadechur-Badiyal for bulk drugs each have that head start.

  5. Shortlist two or three, then visit

Choosing an industrial location in Karnataka — FAQs

Which industrial area near Bengaluru is closest to the city?
Of the ten areas here, Dabaspet is the nearest at approximately 35 km, with direct NH-48 access and Dobbespet railway station about 2 km away. Vemagal follows at approximately 50 km on NH-75, and Shivarpatna at 60–70 km from city limits.
Which locations offer the highest government subsidies?
Kadechur-Badiyal in Yadgir sits in Zone-1, the highest tier of Karnataka state subsidy, and adds central Bulk Drug Park assistance. Metikurke in Chitradurga is Zone-1/Zone-2, and Sarthikurubarahalli in Davanagere is Zone-2 with Tier-2/Tier-3 subsidies and 100% stamp duty exemption. Tumakuru is Zone-2 with capital subsidies, stamp duty exemption and power tariff concessions.
Where should an electronics manufacturer look?
Two areas are built for it. Kotoor-Belur has a 224.5-acre MeitY-backed Electronics Manufacturing Cluster under EMC 2.0 with plug-and-play factory sheds and testing facilities. Vemagal already hosts Tata Electronics and sits in the CBIC with dedicated water and power infrastructure, which suits ESDM units wanting to be near Bengaluru.
Which areas suit water-intensive or chemical processes?
Sarthikurubarahalli draws on the Tungabhadra River 2.4 km away and has a 2,000 KLD CETP with Zero Liquid Discharge. Kadechur-Badiyal sits at the Bhima–Krishna confluence with 24/7 high-volume supply, a CETP and an integrated TSDF, which is why the Bulk Drug Park is located there. Mamighatti has 22 MLD allocated from the Malaprabha River with CETP/STP recycling.
Can I buy a small plot, or is there a minimum size?
Small plots exist in several areas. Shivarpatna starts at 0.5 acres for MSME units and runs to 10+ acres, and Metikurke runs 0.5 to 20+ acres. Sarthikurubarahalli has a dedicated 78+ acre KSSIDC MSME sub-zone. Availability changes as allotments are made, so current inventory is confirmed on enquiry.
What do these locations cost per acre?
Rates move with allotment cycles and micro-market demand, so we quote them with an as-of date rather than publishing a number that goes stale. The one published indicative figure on this site is Kadechur-Badiyal, from ₹20 lakh per acre for mega projects. For every other area, tell us the size and use and we will give you the current rate in writing.
Do you handle the approvals as well as the land?
Yes. Environmental compliance support — KSPCB category assessment, Consent to Establish and Consent to Operate — runs as part of our industrial services, along with build-to-suit and warehouse construction once the parcel is yours.
